STAGE ONE 1. Contact Us View our range of 'House & Land Packages' online, Complete the online enquiry form on our contact us page or call us to arrange a consultation. 2. Onsite Consultation Either we can meet with you at your building site or make arrangements to view some of our 'House & Land Package' sites. 3. Concept Design Stage We have a gallery of Designs & previous plans that we have built. Come & review our portfolio of homes that are currently under construction. We are happy to arrange you site visit's to show you thru these projects. You can inspect our work & have a clear understanding of the Design, Build & quality of our homes, first hand. We will arrange meetings with our Architectural Design team, who will work with you to collate a list of building objectives & requirements that can be interpreted into a Concept Design. Once a Concept Design has been established we then formalise an accurate cost estimate & specification for your proposed building project. We can modify the concept design & rework the cost's to suit your budget, ensuring everything is to your satisfaction. 4. Estimate Acceptance & Working Drawings Commencement Upon acceptance of the Concept Design & Cost estimate for project. STAGE TWO 5. Contract Documentation & Building Consent You will be presented with a 'Fixed Price Contract' along with a Standard Master Build Guarantee - 'Schedule of Staged Payments'. for your approval & acceptance for us to undertake building your new home. Your Concept Design will be processed into Construction drawings & specifications. We will be submitted for your Building Consent Application for approval with Auckland City Council & comply with a NZS3604 Building codes & practices. 6. Interior Design, Product Selection & Specification During the Building Consent process we will then meet with you to educate you on Exterior & Interior colours, products &materials specific to your project. This will include reviewing your 'Building Specification' including providing you with the Kitchen Design & 3d perspectives, brochures & information on Appliances & Bathroom ware fixtures & fittings. Everything will be processed and complied ready to inform our talented team of builders & tradesmen in a timely manner so that when your Building Consent is approved… Everything is decided upon pre- build! STAGE THREE 7. Management of Construction Finally everything will be in place and your project will commence. A timetable will be established & consulted with you as well as you will have the 'Schedule of Staged Payments' that we can indicate our construction process & when these will be completed - subject to council inspections. You are welcome to call us to arrange site visit's thru out the build process. However, due very strict 'Site Safety' compliance's you need to keep us informed. 8. Management of Building Standards Our Project Manager will ensure quality control checks on materials & workmanship thru out your building process. He will be liasoning with Auckland City Council inspectors to ensure all Design & construction details are built in accordance to NZS3604 as detailed on plan's, ensuring that all 'Licenses of Building Practitioners' are registered with Council, all services to site are set up, present at each inspection & that all paperwork is in order to councils satisfaction. STAGE FOUR 9. Completion Procedure Upon completion of your Building Contract we will be applying for 'Code of Compliance' with Auckland City Council. We will tidy up & remove any rubbish on site. We will book a commercial clean for interior. You will be asked to meet with us and complete a 'Handover' inspection, which we will walk thru with you and complete 'Checklist'. Final payment's & retentions will be met by both parties Legal advisor's. Subject to receiving 'Code of Compliance Certificate' Depending on each individual's requirements. 10. Welcome to your New Home! Your key's will be handed over, you will have warrantee information regarding your appliances & products installed. We will notify Master Build of the list of Tradesman & Sub Contractors working on your project. You will be given written verification of the Master Build Standard Guarantee. Once, 'Code of Compliance' has been verified to Master Build we then complete 'Request for Transferring property & Guarantee's to you. Enjoy! |
